Overview

St. George & Associates are one of many developers and landlords who have embraced the concept of revamping Isla Vista’s image into one which promotes community, conservancy, and scholarship. To accomplish this goal, St. George retained Cannon for the conception of a new housing complex at 880 Camino del Sur. These three-story student apartment buildings in Isla Vista consisting of 56 new one-, two-, and three bedroom units were designed with the objective of promoting a cleaner, more proactive and aesthetically appealing living environment.
Students are encouraged to give back to the Isla Vista community, uphold the condition of their housing facilities, and perform well academically by receiving a 20% discount on their lease for maintaining a 3.0 gpa and participating in community service programs.

The complex comprises five buildings surrounding a central courtyard, totaling approximately 52,500 square feet. Cannon was selected to provide structural design services for the development of the residential units and open common space. All first floor units were designed to be ADA accessible, and a shading feature was implemented over half of the buildings’ exteriors. This exterior shading feature is supported by braced structural steel and wood framing. Additionally Cannon provided conceptual designs, permit packages, construction documents, and construction management services. Specific design services included:

  • Roof: Flat, plywood over I-joists and beams with parapets. The building plans are varied and roughly rectangular.
  • Walls: Conventional wood framed construction.
  • Foundation: Concrete continuous wall footing, isolated column spread footings, and slab-on-grade.
  • Lateral: Resistance to lateral seismic and wind forces is provided by wood sheathed shear walls.

Campus 880 is a Green housing project incorporating conservation features such as LED lighting, low-flow toilets, and the potential for solar panel installations on all roof tops.
