Located in the heart of “Horse Town USA,” Norco Ridge Ranch developments are known for spacious equestrian-oriented hillside living designed for keeping horses. Many neighborhoods boost mandatory corral areas and riding trials on at least one side of the street. Many of the large lots are between 20,000 square-feet and 3.2 acres. The design included over 5,000,000-cubic-yards of earthwork, with a large percentage of rock excavation, and over 400-acres of sensitive open space to include a new golf course with water features, 18-miles of equestrian trails, and nine miles of roads, water lines, and sewer lines.
Cannon provided both civil engineering and survey services. Cannon provided design services for a water supply system consisting of storage tanks, pumping and piping facilities, an environmentally friendly storm drain system consisting of bioswales, natural and man-made detention facilities, and storm drain piping.
This large hillside community development project required approvals from the City of Norco, Riverside County Public Works, and Flood Control Departments. Site challenges included resolving boundary and cross-lot drainage issues related to very large grading volumes in the rocky conditions at the site, providing support/exhibits to the biologist for the Environmental Impact Report (EIR) / Environmental Impact Statement (EIS) documents, and preparation of the Specific Plan and the Administrative ManualBack to Market
