Cannon was selected to provided civil engineering services for a seven-lot short plat in the City of Newcastle, and later retained for civil engineering services once the plat application was approved. Cannon provided conceptual stormwater management due diligence, grading and utility design, and prepared the preliminary civil engineering plans and drainage report (technical information report).
A neighboring property was simultaneously undergoing development and a short plat application. Cannon coordinated with the developer’s engineer to develop a strategy for proposed off-site improvements that would accommodate both short plats, including the use of a city-owned detention basin. Since the existing detention basin was designed under a previous drainage code, Cannon took the lead in coordinating with City staff to develop the design and documentation strategy. This initiative resulted in allowing both short plats to modify and use the existing basin, flow control outlet structure, and downstream storm drain.
The project design also included a private emergency access road. Additional drainage elements included a bio-swale for water quality treatment and storm drain to convey stormwater runoff from the proposed lots. Also anticipated as part of the project was the relocation of an existing 8-inch water main along the east margin of the plat property and a new sanitary sewer main extension installation within the tract.Back to Market
