The Reserve at Windtree

The Reserve at Windtree is a six-lot luxury community in Newcastle, Washington. Located on a 2.2-acre lot, this project included designs to relocate an 8-inch water main, new storm and sanitary sewer mains, as well as the dry utilities.

Access to the plate required roadway extensions from the street intersection. Cannon provided civil engineering services for the short plat. This work included an initial phase stormwater analysis to establish the feasibility of utilizing the existing regional detention facility located on an adjacent parcel. Cannon provided civil engineering services for the preliminary/entitlement plat permit documents, including civil plans and a preliminary drainage report with a level-one offsite drainage analysis. Cannon also provided the civil engineering services for the final engineering/construction document permit and the subsequent phases of the project.

The design was able to satisfy the project storm runoff flow control requirements by using the adjacent regional detention facility. As a result, Cannon was able to use all available space for lots and access roads. The preliminary plat included a relatively high level of complexity and documentation for the drainage feasibility design. Because of this, Cannon used the preliminary plat phase details to expedite the final engineering documents and assist with permit review.
